Data sources

References this tool links to, and what they cannot be used for

Evidence is kept in three separate groups: completed sales supported by reviewed evidence, asking and listing comparables, and government references with broad market context. They are never mixed into one statistic.

These are links, not retrieved data

Unless a report shows an exact retrieved rate with its source and effective date, treat the entries below as directories to consult, not as figures already in the calculation.
  • Bureau of Internal Revenue zonal values directory

    https://www.bir.gov.ph/zonal-values

A link to the official directory. Zonal values are a taxation reference. A rate is shown in a report only when an exact applicable street or classification and effective date has actually been retrieved, otherwise it reads Not verified. A zonal rate is never multiplied out to produce a market value.

  • Local government schedules of market values

    https://www.bir.gov.ph/zonal-values

Local schedules and approved schedules of market values are administrative. Under the Real Property Valuation and Assessment Reform Act transition, no single schedule can be assumed to govern all locations, so the authority and effective date must be captured with any figure you enter.

  • Bangko Sentral ng Pilipinas Residential Property Price Index

    https://www.bsp.gov.ph/Pages/MediaAndResearch/PublicationsAndReports/RPPI.aspx

Broad residential context only. The RPPI replaced the earlier RREPI from the first quarter of 2025. It is never used for barangay level prices and never applied to commercial or agricultural property. This tool holds no connected transaction database and draws no trend line.

  • Republic Act 9646, the Real Estate Service Act

    https://lawphil.net/statutes/repacts/ra2009/ra_9646_2009.html

A formal appraisal in the Philippines requires a PRC licensed real estate appraiser. This tool is not an appraisal and makes no claim of legal approval.

Listing sources the research adapter prefers

When online research is connected, the adapter favours official developer pages, bank asset pages and permitted property portals, respects each site's terms, robots rules and rate limits, never bypasses a login or a captcha, and keeps only a short quote that supports the price and the area.

  • lamudi.com.ph
  • dotproperty.com.ph
  • onepropertee.com
  • myproperty.ph
  • bpi.com.ph
  • unionbankph.com
  • pagibigfund.gov.ph

Bank asset prices are the bank's asking prices, not verified sales. A disappeared listing or a page marked sold is never read as a sale price.
