How it works
Five short steps, then an audit you can read line by line
The calculation is ordinary arithmetic on the evidence you supply. No language model produces the numbers, and no price table is hidden inside the app.
Step 1
Describe the property
Type, purpose, valuation date and a free entry location anywhere in the Philippines.
Step 2
Areas and features
Land and floor areas kept separate, plus the physical details that make a comparable a fair match.
Step 3
Title and declared risks
Everything user reported. Declared issues route to professional review instead of becoming an invented deduction.
Step 4
Income and optional inputs
Only your own rent, costs and cap rate. The asking price is held outside the estimator.
Step 5
Evidence and review
Add comparables by hand or by CSV, optionally consent to an online search, then build the report.
When no value is produced
- Fewer than 3 unique compatible comparables of one single kind.
- Claimed completed sales without reviewed documentary evidence. They are shown as evidence awaiting review and stay out of the calculation.
- Evidence from another city or province, or a condominium from another development.
- Specialty assets such as farms, resorts and large commercial buildings, which need a type specific method and professional review.
Documentary verification is not implemented
The confidence score
Evidence confidence is an uncalibrated rule based data quality score from 0 to 100. It is not a probability and not an accuracy percentage. Points available:
- Evidence verification: 30
- Comparable count: 20
- Similarity and location: 20
- Recency: 15
- Dispersion: 15
Listing only evidence is capped at 60, and a report without a value is capped at 25. Intake completeness is shown as a separate ring so filling in more description fields never raises evidence confidence.
