Nieuwland Global
Property intelligence for the Philippines, built on evidence you can inspect
Describe a property anywhere in the country, bring the comparable evidence you have, and see an indicative range with every comparable, statistic and exclusion shown in the open. When the evidence is not there, this tool says so instead of producing a number.
Indicative automated market estimate. Not a certified appraisal, title verification, or lending/tax valuation. For a formal appraisal, consult a PRC-licensed real estate appraiser.
Start a valuation
Answer five short sections about the property, add your own comparable evidence and get an indicative range with a full audit.
OpenExplore a sample report
See the full report layout using clearly marked synthetic demonstration data. It is completely separate from real valuations.
OpenHow it works
What the calculation does, what it refuses to do, and why a value sometimes cannot be produced at all.

OpenWhat this tool will not do
- No built in price table per city or property type. Every figure comes from evidence you or the research adapter supply for this property.
- No value from fewer than three compatible comparables of one single kind. Asking evidence and sales evidence are never pooled into one statistic.
- No title verification, no legal clearance, and no invented deduction for a declared title issue. Those route the report to professional review.
- No historical trend chart, no invented market index, and no fabricated days on market forecast.
- No taxation reference treated as market value. Zonal values and local schedules are administrative references only.
- No property data stored on a server. Your answers stay in this browser unless you choose to save a copy on your device.
